Each MHC Construction home is unique — and so is the delivery.
We offer a fixed-price LUX structural assembly delivery, tailored to your needs. It includes the main and structural drawings, construction materials, and the assembly — all in a single proposal. If you wish, you can expand the delivery up to a move-in-ready stage through our MOVEIN services.

In regions where we are not directly responsible for the installation, you can rely on MHC Construction’s own network of regional representatives for planning and assembly. In these areas, you can order our PREMIUM material delivery, which includes the plans and construction materials.

We always deliver a complete package — not just individual parts. We recommend choosing comprehensive delivery contents, where planning, materials, and assembly are included under the same agreement — this simplifies project management and cost forecasting.

LUX Structural Assembly Delivery

MHC Construction’s LUX structural assembly delivery is a fixed-price service that includes the design of the masonry house structure and its installation with all necessary components.

At MHC Construction, we are responsible for the entire delivery — we sell the final result, not just parts of it. The delivery content may vary by project, and we always provide a customized offer based on the design drafts of the house.

Installing a masonry structure is a demanding process and should be handled by a construction professional. All phases of MHC Construction’s structural deliveries are managed by our project service team.
Regarding installation work, MHC Construction’s services always include the legally required liability for defects. For structures built using our own designs, we also offer an additional 2-year warranty.

Standard delivery content:

– Required structural plans and reports (energy and carbon footprint analysis, main drawings, structural plans)
– Footings and foundations with thermal and waterproof insulation
– Load-bearing wall frames
– Ground floor, intermediate floor, and roof structures
– Floor insulation and concrete screeds
– Masonry staircases and lightweight partition wall frames
– Roofing (sheet metal, tile, or felt)
– Terrace, balcony, and canopy structures
– Exterior wall windows and doors (excluding the main entrance door, which is delivered separately once selected)
– All materials, concrete, and steel required for assembly

MoveIN Additional Service Packages

The frame installation delivery can be supplemented in the Uusimaa region with MoveIN additional service packages. This allows MHC Construction to provide a stone house delivery that is closer to move-in readiness — or even fully move-in ready — from a single provider.

The packages are fixed-price and include both materials and installation, based on a house-specific offer. MHC Construction’s project service provides the packages once the structural design is complete and the delivery date has been confirmed. This service also coordinates the delivery of these service packages.

You can also request a quote for additional packages after placing your house order, but at that point, the offer will still be preliminary. Once the house delivery date is confirmed, we will review the entire construction process with you — and at that stage, you can finalize the additional packages delivery with MHC Construction.

1. FOUNDATION WALL
The additional package may include various construction phases depending on the type of foundation, covering both interior and exterior work before the base is poured. These tasks may include, for example, footing bevel casting, exterior plastering of the base, bituminous coating, foundation wall panels and edge strips, as well as sealing of pipe penetrations. Finishing of the above-ground parts of the base and base wall coatings are included in the Facade add-on package.

2. CONCRETE FLOOR SLAB
The surface concrete floor is cast on top of lightweight concrete, hollow-core slabs, or ground-supported substructures. Note: if the final floor surface is planned to remain as visible concrete, this must be communicated to the structural designer so that proper reinforcement is included to prevent cracking (interior-finished concrete surfaces are not part of this add-on package).
Installation of technical systems into the slab is included in the MEP (HVAC) contract. The add-on package may include: floor insulation, reinforcement work, and concrete casting.

3. PENETRATIONS AND GROOVES
In MHC Construction stone houses, openings and grooves for technical installations are made once the structural framework is complete. By selecting this MoveIN package, you’ll simplify the initial phase of technical installations and accelerate the overall project timeline, as these preparatory works are typically not included in standard MEP contracts.
This add-on package may include: openings and grooves in lightweight concrete structures according to the MEP design, marked on-site by contractors before partition walls are installed.

5. MOISTURE CONTROL
Interior finishing work on an MHC Construction stone house can begin once the surfaces of the lightweight concrete frame have sufficiently dried. When interior works are completed, an air tightness test — required by the building permit — can be conducted before moving in. For optimal measurement accuracy, it’s best if exterior coatings are also completed when performing the test.
This add-on package may include: drying of the lightweight concrete frame to prepare for interior finishes, protective window films before window installation, moisture removal and remote moisture monitoring, as well as a one-time airtightness test as required by the building permit.

EARTH PRESSURE ELEMENTS
The basement level of a detached house is typically built using lightweight gravel or cast concrete blocks. Alternatively, the basement can be constructed using prefabricated RST-reinforced 375 mm thick lightweight concrete earth pressure elements. In this case, the basement must be fully or mostly above ground level, and the room height can be a maximum of 2700 mm.
This method allows the entire load-bearing structure of the house to be built using homogeneous lightweight concrete material.

EXTERIOR WALLS
Exterior walls are constructed using thin-joint masonry blocks made of single-material reinforced lightweight concrete. These blocks, which contain no separate insulation, serve as both the load-bearing structure and thermal insulation — meaning the walls do not require additional insulation or reinforcement with concrete panels.
This significantly speeds up construction, saving both time and cost. Additionally, homogeneous lightweight concrete walls have no interfaces between different materials where moisture could accumulate, making the structure highly resistant to moisture-related defects and exceptionally durable.

LINTELS
Prefabricated, reinforced lightweight concrete lintels are used as load-bearing structures above window and door openings. The lintels are produced to match the width of the blocks, with heights ranging from 200 to 600 mm. The maximum length is 6 meters, and standard lengths are available in 200 mm increments.
For door openings in partition walls, lintels typically measure 100 mm wide and 200 mm high. The main benefit of using lintels is speed — since no additional formwork or in-place casting is required above the openings, this solution saves several work phases during the structural construction stage.

SLAB ELEMENTS
Reinforced lightweight concrete elements are used as load-bearing and partially thermal-insulating structures for intermediate and upper floors. The elements range in width from 300 to 600 mm and are 250 mm thick. The maximum length is 6 meters, with standard lengths produced in 200 mm increments.
Using lightweight concrete elements allows the entire structure to be built from a single material, eliminating joints between different materials. This also helps avoid heavy lifts and special transport for end panels, speeding up the construction process significantly.

PARTITION WALLS
For load-bearing interior walls, 200–250 mm thick lightweight concrete blocks are used according to the structural design. Lightweight partition walls are built using 100 mm thick precision-cut partition panels joined with thin joints. These allow for fast construction of durable and well sound-insulated walls that are easy to route building systems through, as well as to anchor and embed components.
Each partition wall thickness also has matching lintel blocks for use above door and window openings.

STAIRS
Interior stairs of the building can be constructed from lightweight concrete step elements, whether straight, spiral, or with intermediate landings. The steps can be supported by surrounding wall structures or by a separate 100 mm partition panel frame.
Steps can also be supported with L-shaped steel beams, creating an airy structure and allowing for storage or functional use beneath the stairs. The stair surfaces can be finished with materials such as tiles or parquet.
Lightweight concrete stairs can also be used as temporary construction stairs during the building phase.

ROOF STRUCTURE ELEMENTS
In a full stone house, the roof structure is also made of stone. It is built using 250 mm thick reinforced lightweight concrete roof elements, topped with 300–350 mm of mineral wool for thermal insulation.
The roof element structure can be either flat or sloped, onto which wooden roof beams or trusses are installed.
A lightweight concrete roof offers excellent fire resistance, airtightness, and both sound and thermal insulation — ensuring the long-term durability of the building structure.
